Kambiz Babaoff

Kambiz "Kam" Babaoff

Kambiz "Kam" Babaoff trained in civil engineering then embarked upon the practical application of science through a number of Los Angeles area hotel development and repositioning projects. Mr. Babaoff's first development and renovation efforts in the early 1980s included Santa Monica's Holiday Inn and Bayview Plaza, the Hollywood Roosevelt Hotel and the Ramada Renaissance Hotel in Agoura Hills.

Both an engineer and an entrepreneur, Mr. Babaoff formed Ensemble in 1989 with the other principals of the company to capitalize on their complementary skill sets. Mr. Babaoff continues to spearhead Ensemble's non-healthcare projects. Based in the Long Beach office, he has spearheaded the development or acquisition of several million square feet of hotel and high-density office space for the company including the Long Beach World Trade Center office complex and the 400-room Hilton Hotel and Conference Center. Mr. Babaoff also monitors Ensemble's business development, the company's hotel division and its acquisitions. He has developed a reputation for both skilled, diligent responsiveness and innovative thinking.

Mr. Babaoff remains dedicated to the cultivation of community-based arts and culture. He is an ongoing supporter of several California municipalities, including the City of Long Beach. Mr. Babaoff serves on the Board of Directors of a number of non-profit educational and religious organizations. In his free time he enjoys playing polo with his family and friends.

Michael Moskowitz

Michael Moskowitz

One of the founding partners of Ensemble, Michael Moskowitz has been involved in commercial real estate for over 25 years. Prior to starting Ensemble, Michael played significant roles in real estate development in Southern California where he managed the development of several large-scale projects. At Ensemble, Michael is responsible for overseeing healthcare development, construction financing, accounting and reporting, tax planning, and corporate management.

Since forming Ensemble, Michael has been involved in numerous medical office developments in Arizona, Nevada, Washington, and Texas. Among those developments, Michael has acted on behalf of Ensemble as the Principal in Charge for the 100,000 square foot Thunderbird Paseo Medical Plaza in Glendale, Arizona, the 200,000 square foot Saint Mary's Center for Health in Reno, Nevada, and the 80,000 square foot Canyon Springs Medical Plaza in Gilbert, Arizona.

Michael holds a B.A. degree in architecture from Yale University as well as an MBA from UCLA's John E. Anderson Graduate School of Management Michael enjoys spending time with his wife while living in Scottsdale, AZ as well as in San Francisco, CA. When he's not at the office he's cooking, traveling, reading, or enjoying photography.

Randy P. McGrane

Randy P. McGrane

A founding partner of Ensemble, Randy McGrane plays a pivotal role in all aspects of Ensemble's business model. In addition to working extensively on business development, Randy oversees acquisition and disposition of property and arranges for long-term financing with the institutional debt markets. He has cultivated his vast operational expertise throughout his 25-year career, which began in the commercial construction industry in California.

Prior to Ensemble, he served vital project management positions for a broad range of commercial ventures - from new construction to multi-million dollar renovations. Randy has an Associates Degree in Construction from Don Bosco Technical Institute as part of his vocational training.

Outside of the office, Randy is passionate about cooking where he can express his creativity and please people at the same time. And as Randy says, creating a great meal only takes one day, not two years, like Real Estate Development.

William E. Molloy

William E. Molloy

In 1974, Bill Molloy moved to Phoenix and began his career as Vice President for Operations at Phoenix Memorial Hospital. In 1981, he founded the DevMan Company, LC, a full-service medical and healthcare real estate brokerage firm. The company provided property development, management and leasing services, as well as real estate brokerage. The DevMan Company earned a sterling reputation for being Arizona's experts at planning and developing physician owned and occupied real estate projects. While DevMan Company specialized in healthcare facilities, over the years the company's portfolio expanded to also include commercial offices, shopping centers, retail stores, industrial properties and airparks. Extraordinary expertise, unquestioned integrity and financial success for clients were the cornerstones of the company's growth, prosperity and stability and these same attributes have carried over to the operations of the new merged firm, with Bill becoming one of the managing directors. His role at Ensemble DevMan is executive management of the brokerage division in Arizona, California and Nevada, as well as various aspects of new business development. Bill received a Bachelor's, a Master in Business Administration and a Master in Hospital Administration degree from Cornell University.

Judy Klein, RPA, CCIM

Judy Klein, RPA, CCIM - Asset Management (Arizona)

Judy Klein joined Ensemble in September 2006, bringing with her over 22 years of commercial real estate experience, with an extensive concentration in retail and high-rise office property. Having worked her way up through the ranks, Judy possesses a deep understanding of both the financial and operational side of property management, leasing and asset management. Her involvement with governmental ownership, hedge fund equity and public REIT money, along with the ability to understand the goals of very particular and discerning owners, make her a natural fit with Ensemble's team. Judy is responsible for the asset management of all UHT/Ensemble-owned medical office buildings located in Arizona and Texas. Her responsibilities include assisting owners with making decisions on leasing, capital expenditures, strategic planning and tax appellant cases. She also participates in extensive due diligence studies. Judy holds a B.A. degree from the University of New Hampshire and has earned the Institute of Real Estate Management's Real Property Administrator designation. When she's not working, Judy enjoys spending time outdoors with her husband and son whether it's skiing, hiking, horseback riding, or swimming.

Letha Coffin

Letha Coffin - Controller

Letha Coffin is the former Operations Manager of the Trust Department of Northern Central Bank, where she received the President's Award for outstanding customer service during her four-year tenure. She spent an additional four years as a financial analyst with Great American Bank, where she received their CARE Award, again for outstanding customer service. Letha's outstanding service record was noted by the DevMan Company, who hired her in 1995 to oversee its accounting procedures for the 67-property portfolio managed by the firm.

Letha's knowledge and dedication made the accounting department at the DevMan Company, which later merged with Ensemble to become Ensemble DevMan of Arizona, one of the most efficient and effective real estate accounting operations in the Phoenix area. She is Ensemble DevMan of Arizona's controller and an Associate Partner.

Letha also has an extensive resume of volunteer involvement with the Make-A-Wish® Foundation of Central and Southern Arizona, where she spent three years as Manager of Operations.

Roni Gould

Roni Gould - Asset Management (California)

In 1997, Roni Gould became the first member of Ensemble's Southern California operation. On a day-to-day basis, she oversees the asset management, operations and leasing for Ensemble's significant Southern California market. Her responsibilities also include portfolio-wide special projects and assisting with acquisitions and development. She enjoys the diversity and challenge of being able to create innovative solutions that meet the wide ranging needs from the general business tenant to the medical community's continually changing requirements. Roni has spent over twenty years in commercial real estate working with many successful real estate companies. Prior to joining Ensemble, she excelled in a variety of management and leasing positions, both as a key executive and then later through her independent consulting practice. In 2005, Roni was promoted to Associate Partner and Senior Vice President where her experience and insights are valuable assets to Ensemble's corporate strategic planning. Roni is a Board Member of the Downtown Long Beach Associates, a Committee Member for the BOMA International annual Medical Office Building Workshop, and Vice Chairperson of the Long Beach Grand Cru.

Sandra Brashear Paquin

Sandra Brashear Paquin - CFO

Sandra Brashear Paquin joined the Ensemble team in 1997. In addition to several years of public accounting experience, she cites her multi-tasking capability as one of her most important assets in her role as Ensemble's controller. Sandra oversees the group's accounting department, financial reporting, cash management and insurance/risk for all properties. She also plays a lead role in network administration, human resources and staff management for Ensemble's multiple offices. In 2005, Sandra was promoted to Associate Partner and Senior Vice President. Sandra holds a B.S. in Accounting from University of Nebraska, an M.B.A. from Arizona State University and is an Arizona licensed CPA. Sandra enjoys an active lifestyle that includes golfing, camping, snow skiing, and playing volleyball. She also enjoys searching for unusual antiques, drinking Cosmos and volunteering at St. Vincent de Paul, serving at their family evening meal program.

Tracy Altemus

Tracy Altemus, CCIM - Brokerage Services

Although she is a long-time Phoenix resident, Tracy Altemus has always maintained a global view of both business and culture. In the early 1980s, she pursued a Masters of International Management from Thunderbird, the American Graduate School of International Management, after studying French and Business at the University of Arizona.

A former medical practice consultant, Tracy has been involved in the leasing, sales and development of healthcare facilities with Ensemble DevMan of Arizona since 1987. Tracy prefers a diagnostic approach, using her business management and analytical skills to assist clients with demographic, market, investment and comparative lease analysis studies.

During her lengthy career, Tracy has been involved in over 1 million square feet of healthcare and commercial property transactions. Her resume includes an extensive range of lease, development and sales transactions. Tracy's $21,150,000 sale of Paradise Valley Medical Plaza in November 2006—at $417.20 per square foot—still stands as the highest per square foot price ever achieved for a medical office investment in the state of Arizona.

Tracy is an avid traveler and remains an active participant in numerous real estate and community organizations.

Debbie Carlin, CCIM

Debbie Carlin, CCIM - Landlord Representation

Debbie Carlin is a former medical group practice administrator with 20 years of experience in healthcare management. Her medical practice experience includes financial management, human resource management and new office development for multi-physician practices. She has successfully managed office operations and helped physicians and their staffs develop best practices for financial success.

A Phoenix native, Debbie transitioned to landlord representation with Ensemble DevMan of Arizona in early 2008. Because she possesses a comprehensive understanding medical doctors' business and real estate needs, she is uniquely qualified to bridge the landlord - tenant divide during lease negotiation. Debbie has significant firsthand experience in office expansion, site selection, lease negotiation, office design, equipment acquisition and project management.

Debbie and her husband are Harley Davidson enthusiasts and enjoy travel when they are not at home relaxing with their two West Highland Terriers.

Marina Hammersmith, CCIM

Marina Hammersmith, CCIM - Senior Vice President (Landlord Representation)

Marina Hammersmith has over 16 years of hands-on experience in healthcare asset management, property management and leasing. Her early experience included complete asset management and leasing responsibilities at a physician-owned hospital campus building where she reported directly to its physician owners.

In her decade-long tenure at Ensemble DevMan of Arizona, Marina has developed a widely-known expertise as a landlord representative at numerous hospital campus and off-campus locations throughout the valley. Since 2003, Marina has successfully negotiated approximately 300 transactions, representing over 715,000 square feet of leased space in a diverse portfolio of medical practice space, surgery center, imaging center, radiation therapy, ancillary retail, laboratory and standard office. Currently, she is Scottsdale Healthcare's exclusive representative for all of its on-campus medical office properties.

Marina is recognized for a patient, flexible approach to landlord representation and her steady dedication to tenant recruitment and retention.

Murray S. Gares

Murray S. Gares, CCIM - Senior Vice President (Tenant/Buyer Representation)

As a graduate from Arizona State University, Murray Gares has over 20 years of experience in tenant/buyer representation in the metropolitan Phoenix area. Originally from Canada, Murray has lived in Phoenix since 1989 and is an invaluable source of in-depth local market knowledge relating to both medical and general office. Murray has successfully represented hundreds of tenants and buyers during his career, including individual practitioners, major hospital operators and municipalities.

Murray is adept at guiding tenants and buyers through all phases of the transaction process, from the initial process of identifying properties to negotiating lease terms and language. He also excels at providing seasoned project management for the tenant improvement and move-in process.

Outside of the office, Murray enjoys all sports with an emphasis on tennis, golf, hiking and skiing. He is also an avid traveler and belongs to wine tasting and gourmet dining groups.

Deb Tussing


Deborah Tussing - Senior Vice President (Landlord Representation)

A Las Vegas resident since 1990, Deborah Tussing has over 20 years experience as a healthcare professional in both for-profit acute care hospital and private practice settings. Deborah's resume includes experience as Director of Operations for a primary care/urgent care clinic with multiple locations. Most recently, she spent a decade as Physician Services Director within The Valley Health System, a subsidiary of Universal Health Services, Inc.

At both Summerlin Hospital Medical Center and Centennial Hills Hospital Medical Center, Deborah oversaw Physician Recruiting, Retention, Relations, Physician Growth and Development and Contract Management. She excels in facilitating communications between physicians and hospital administration. She also provides expert assistance and insight for physicians on how to achieve their unique needs and targeted outcomes.

Deborah is now a valued member of Ensemble Real Estate's Healthcare Brokerage Services team, where she is a landlord leasing representative for the company's Las Vegas portfolio.

Jamie Krahne


Jamie Krahne - Landlord Representation

Jamie Krahne oversees leasing, marketing, property management and construction management for Ensemble’s Reno properties. Her decade of commercial real estate experience includes asset management of a multi-state, 20 million square foot industrial portfolio and a 3.2 million square foot medical and office portfolio located in Nevada.

Jamie attended the University of Nevada, Reno. She has served on Commercial Real Estate Women’s (CREW) board of directors and is a member of BOMA. She is also a Certified Property Manager (CPM) candidate through the Institute of Real Estate Management.

Jamie’s solution-based approach includes staying up-to-date on changing market conditions and maintaining key relationships. Her goal is to marry the needs of her clients with Ensemble’s range of professional services.

Linda Holzapfel

Linda Holzapfel - Director of Property Management

Linda joined the DevMan Company, later becoming Ensemble DevMan of Arizona, in 2002 after relocating to Phoenix from Denver, Colorado. She has an extensive background in real estate with more than twenty years of varied experience. Linda spent twelve years in commercial real estate management in Denver, as well as several years in mortgage banking. In addition, Linda has experience in corporate relocations, working in the Chicago, Atlanta and san Antonio markets. She and her staff are responsible for providing a full range of management services, including lease administration, cost saving evaluations, energy use analysis, maintenance, security and daily operations.

Linda's strong organizational and management skills and her attention to detail assure the high level of service Ensemble's property management department is known for.

Jason Hammersmith


Jason Hammersmith - Director of Internal Operations

As Director of Internal Operations, Jason Hammersmith is responsible for the smooth and efficient day-to-day operations at Ensemble. Originally an accountant with Ernst & Young, Jason has been a key player in managing Ensemble's growth since he joined the company in 2003.

Jason possesses a wide range of both technical and business savvy. His achievements include the development of proprietary financial reporting tools for Ensemble, as well as the implementation of numerous company-wide technologies and processes. Above all, Jason is always willing to go the extra mile to meet the company's objectives.

An avid Oakland Raiders fan, Jason is also a weight-training and sports enthusiast. His favorite pastimes include Nintendo Wii and Rockband contests with friends and family…when he is not busy implementing new technologies at the office.

Randy McPherson

Randy McPherson - Special Projects

With his attention to detail, an eye for improvement, and willingness to challenge the norms and shift in paradigms, Randy McPherson fits perfectly the vision the managing directors had when they hired him. Randy was brought on to bring a new perspective to improving Ensemble's properties. When he first joined Ensemble, Randy was charged with helping to improve the appearance of the older properties in Ensemble's portfolio. Randy took a look at the properties from the visitor's point of view with a vision to create a calming environment rather than a sterile one. Randy's position has expanded since then and he now also oversees our most challenging capital improvement projects so that property managers can devote their time, without distraction, to the needs of their tenants. When Randy is not dedicated to one "special project", he works independently identifying areas that can be improved and researching new and innovative products all in an effort to create a unique Ensemble experience for our tenants and visitors. While most of his colleagues are just as likely to see him digging a hole for a new sign post as sitting in a meeting providing guidance and direction, they may be surprised to know that he is an aficionado of champagnes and regularly hosts unique and inspiring tastings for his family and friends.

Jacob Owen

Jacob Owen - Senior Analyst

Jacob Owen has flourished at Ensemble since joining the team in 2005. Since then, Jacob has assumed the lead role in analyzing the company's various medical office, general office, hospitality and residential opportunities throughout the United States. In addition to his analysis work, Jacob also plays a pivotal role in the sourcing of debt and equity for the various properties within the Ensemble portfolio. Prior to Ensemble, Jacob was a vice president at Universal Mortgage, a successful boutique mortgage lender for higher wealth clients in the New York City metro area. In New York, he cemented his industry-leading reputation which garnered him significant praise from the New York real estate community. Jacob is a graduate of the University of Washington and holds a Bachelors degree in Business Administration. A native of Seattle, Washington, Jacob now lives in Los Angeles with his wife and two sons. In those rare moments outside of the office, he can be found hiking, camping and fishing throughout the Western corridor.
